Rent in Vigo rises by 4.68% in 2024: Comesaña-Matamá leads the increase with 6%

Average rent in Vigo rose by 4.68% in 2024 to €581. Comesaña-Matamá saw the highest increase at 6%, according to the Tax Agency.

The average rent in Vigo reached €581 per month in 2024, an increase of 4.68% compared to the previous year. The largest rise was recorded in Comesaña-Matamá, with a 6% increase, according to the Statistics of declared homes in the IRPF.

The rental market in Vigo remains tense, but not all areas are experiencing the same increases. Data from the Statistics of declared homes in the IRPF from the Tax Agency for 2024 reveal that the average monthly price in the municipality stood at €581, up from €555 in 2023. This represents a year-on-year increase of 4.68%.

The statistics, which combine income and cadastral information, allow for a breakdown of rents by postal code in municipalities with more than 20,000 rented homes. In Vigo, the most striking data is that the largest increase is not occurring in the centre or in traditionally more expensive areas, but in the Comesaña-Matamá area (postal code 36213). There, the average rent rose from €550 in 2023 to €583 in 2024, an increase of 6%. This is the highest percentage increase among areas with comparable data.

Peripheral areas lead the rent increase in Vigo

The trend of rising prices extends beyond central points. In postal code 36204, which includes San Xosé Obreiro, Sárdoma, Casablanca and Calvario, the average rent increased from €541 to €573, a rise of 5.91%. Also above 5% is Lavadores-Fátima (36206), where rents rose from €502 to €529, an increase of 5.38%.

These areas have a very residential profile, are well connected to the rest of the city, and are traditionally more affordable than the centre. This may be driving demand towards them in a context of high prices. For tenants seeking cheaper rentals, these areas are no longer as economical as they once were.

The centre remains the most expensive area, but increases less

In Casco Vello, the average rent rose from €565 to €593, an increase of 4.96%. In Coia-Freixeiro, rents increased from €529 to €553, a rise of 4.54%. In O Castro, one of the areas with the highest rents, the price went up from €603 to €630, an increase of 4.48%. Teis also recorded a significant rise, increasing from €474 to €495, a rise of 4.43%, although it remains one of the more affordable areas.

The most expensive area in Vigo continues to be Centro-Areal-Teis, with an average rent of €689 per month in 2024, up from €663 the previous year. The increase was 3.92%, lower than the municipal average, but enough to consolidate this area as the highest priced.

Moderate increases in Coia and Alcabre

On the other hand, the most moderate increase was recorded in Coia (36209), where the average rent rose from €564 to €578, an increase of 2.48%. Following this are Alcabre-Navia and Sárdoma-Lavadores, both with an increase of 2.98%. In the first case, the average rent rose from €638 to €657, while in the second it increased from €504 to €519.

The area of San Paulo, Casablanca, Calvario and Lavadores also remains below the Vigo average, with an increase of 3.12%, bringing it to €528 per month.

Overall, Vigo closed 2024 with 23,877 declared rented homes. For those looking for a flat in the city, the data suggests that peripheral areas are no longer a cheap refuge, while the centre maintains high prices but with more contained increases. The trend, according to the Tax Agency, indicates that rents will continue to rise in 2025, although with notable differences depending on the neighbourhood.
